Aldrich 51 is a 240-unit apartment community which will serve predominantly working families and individuals, many of whom may be employed at nearby service and retail establishments. Income qualified tenants must have incomes that are not more than 60% of the Area Median Income (“AMI”) for the Austin Metropolitan Statistical Area, which is currently $32,280 for a single person or $46,080 for a four-person household. In addition to having rents affordable to persons at the 60% AMI level, Aldrich 51 will also offer rents affordable to persons making $16,140 for a single person to $18,450 for a family of two (30% AMI), $26,900 for a single person to $38,400 for a family of four (50% AMI), and market-rate units for those with incomes above the 60% level. These limits are adjusted annually.
Aldrich 51 will be a four-story, elevator served building with structured parking and an interior courtyard. On the street level, the uses will be primarily residential with amenity space, administrative offices and retail space. The units will be a mix of primarily one and two-bedrooms, with a few studios and some three-bedroom units.
Each apartment unit will include 9’ ceilings, a full appliance package, washer/dryer hookups, and ceiling fans. The building will be LEED certified, and will include a range of energy saving features including energy star rated appliances, 14 SEER HVAC system, and efficient water fixtures. Amenities for the residents include a community room with kitchen, media room, training classroom, complimentary Wi-Fi, coffee lounge, fitness studio and swimming pool. Garage parking is provided, along with ample secured, bicycle parking as well.
